Holly Cottage is situated in a prime location on the leafy Georgian square ‘The Buttlands’ in the heart of Wells-next-the-Sea, a historic fishing port and popular seaside resort on the north Norfolk coast. Holly Cottage forms part of a three property renovation including Holly House (Sleeps 8) and Holly Lodge (Sleeps 6). All three are completely self-contained but share a walled garden to the rear and would make an excellent base for larger groups. The Holly properties are ideally situated on the edge of the Buttlands, with The Globe Inn (a lovely family friendly pub with great food) on one side and one minutes walk from the convenience store and The Edinburgh Inn on the corner of Staithe Street.

Ground floor:

Entrance Hall with stairs and WC doors off to both kitchen & sitting room.

Kitchen: Clean, crisp & contemporary kitchen with sash window to the front of the property. Kitchen comprises integral ceramic hob with extractor only, integral microwave and fan assisted oven built into unit at chest height, kettle, toaster, freestanding fridge/freezer, dishwasher and separate unit with large sink and ceramic drainer. Large square arch leading to sitting/dining room.

Sitting Room / Dining Room: Bright room with window and French doors to the rear patio, large two seater sofa, easy chair and foot pedestal, flat screen TV with integral DVD , standard lamp and dining table with four chairs.

First Floor:

Master Bedroom: Excellent sized bedroom to the rear of the property with twin windows to the rear of the property, King Size bed with bedside tables and lamps, tall boy chest of drawers with TV and DVD player and easy chair.

Family Bathroom: Contemporary bathroom comprising bath with mains pressure shower over, WC, sink, heated towel rail and with frosted window to the side of the property.

Twin Room: Again a good size room with two windows overlooking The Buttlands to the front of the cottage. Single beds with central bedside table and lamp and cupboard with hanging rail.

Outside:

There is parking on the roadside outside the house and free parking on The Buttlands and nearby streets. There is a pay car park a few minutes walk away. The garden is shared with both Holly Cottage and Holly House although some segregation is achieved by a wall divider between each property and some shrub planting to delineate the gardens. Please note that whilst the garden is walled there is access down the side of Holly Loge (for owners of dogs & small children). The front garden is also enclosed but relies on the gates to the front of each property to be closed.
